 Philosophy     

 

 

   

Before accepting an assignment to manage a property, our team will assess the property fully. We will look at the income stream and access its comparison to the market place to see what needs to be done to provide the maximum income from the property. In so doing, we will access our data base of rents, costs and operating expenses.  We review the owners property inspection reports and if needed will supplement them with our own findings.


We will help the ownership identify the “niche” in the market that the property offers and establish a program to maximize the property within that “niche”.

When given the assignment, it is our practice to continue to monitor the income and expenses, and if needed, interface with the project attorney to minimize the time for the owner to gain possession of a delinquent account.

We provide full construction management services through several outside vendors. These long standing  vendors work closely with us and the project architect to obtain the best prices and quickest turn around for tenant fit up and capital projects. Our knowledge of the rules and regulations enable us to minimize the impact of permitting for each project.

Our management style is to give our tenant’s customers the feeling that the property is “their own” place to shop.

We build strong relations in each town – both the business community and the municipal governments.

We know every tenant on a first name basis, and they know they can call upon us at any time.
