We operate our properties with an “Owner’s” eye. We are primarily long term investors and are experienced in operating real estate in a way that will maximize the value of the property. We use this approach if we are investors, or if we are performing third party management services. Kay Realty Holdings, a subsidiary of Kay Realty Services, LLC and west coast based investor  formed a strategic partnership in 2002, helping the investor and Kay Realty establish a presence in the Northeastern United States.  Since the partnership inception, we have acquired four shopping centers in the rapidly growing Ocean and Atlantic Counties for a combined value exceeding $50 million. These assets have been dubbed the “Parkway Portfolio,” as each retail center is located within close proximity to the Garden State Parkway.  The portfolio is comprised of a combined 275,000 square feet of retail space anchored by supermarkets, variety stores, post office, and includes over 100 stores and offices.To date one of the centers has been sold. The sale registered as one of the highest sale prices per square foot in ocean county and doubled the partners investment. In less than four years, the partnership has completed over $1.9 million in renovations, and is in the process of creating an additional 125,000 square feet of rentable space within the portfolio, including a pad village at the Toms River Town Center which will feature up to 6 new pad sites, and 41,000 square feet of rentable space at the Smithville Town Center. Through the efforts of Kay Realty, a full service operating supermarket and discount liquor store were started at two of the centers.  This involved the acquisition of fixtures, build out of a full supermarket, financing, identification of operating partners and start up of the stores.  This enabled the cash flow of the center to increase dramatically, as did its value.
